Shopping Center Manager - Culver City

ROLE PURPOSE
TheShopping Center Manager (SCM) drives operational success in the retailenvironment, leading the onsite operational and marketing management of theshopping center. This role is a keycontributor to the total asset value creation working in partnership with OperatingManagement, Development, Leasing and other internal teams.
RESPONSIBILITIES &ACCOUNTABILITIES
Drive, optimize and deliver day-to-dayoperational excellence in accordance to established metrics and standards.
Oversee specific center FacilitiesManagement, Security and Risk Management teams/programs.
Ensure optimal performance and fullcompliance with health, safety, labor and environmental regulations.
Coordinate and assist to facilitatenew store and remodel projects with Leasing Tenant Coordination team.
Responsible for local procurement andcontract negotiation/management.
Manage corporate SCM policies andprocedures as related to front-of-house and back-of-house operations.
Contribute and collaborate withOperating Management team to develop 5-Year Business Plan strategy.
Execute the Action Plan as defined inthe 5-Year Business Plan.
Plan and manage Common AreaMaintenance and Capital expense budgets/forecasts within approved parameters.
Locally develop with the ShoppingCenter Marketing Director (SCMD) supported by Corporate Marketing withdirection and final approval the center's marketing and public relationsplans. Implement plans driving anddelivering on sales and traffic goals.
Become the voice of the shopper whilealso delivering insights and trends related to the trade-area including othercomplimentary and competitive influences that potentially have future strategicconsideration for the center's vision.
Lead the center's customer journeyexperience programing to standards excellence and develop a team culture of S.T.Y.L.E.
Key ambassador and representative ofthe shopping center developing and leading retailer engagement and supportprograms, local community/non-profit outreach, service providers partnerships aswell as lead for relevant property tours with investment stakeholders.
Actively engages in businessprospecting opportunities driving additional management income opportunities aswell as deliver annual storage budgets working in partnership with other salesdivisions.
SCM is to be consulted on thefollowing matters before decision or action is taken:
Contribute to 360 development of theasset, including representing the Group locally, developing relationships withkey players in the local community, follow-up on local urbanism, developmentsand identifying/reporting development opportunities.
Consulted on leasing deals affectingthe common areas of the Shopping Center. (RMU, kiosks, BV)
SCM is to be informed aboutdecisions and changes that have been taken on the following areas:
Legal matters related to tenant and/orother legal risk issues.
Decisions or changes that affect theshopping center and are needed to know by the SCM to be able to perform thetasks stated in this role description of responsibilities.

Business/RealEstate Knowledge/Experience
5-plus years of progressive experiencein shopping center/retail/property/hospitality management level roles.
Demonstrated knowledge and interest forreal estate and/or retail development, leasing property management operations.
Education
B.A. or B.S. degree or equivalent

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
